The Timeshare Loan

If you financed your timeshare purchase, that loan appears on your credit report like any other installment debt. Missing payments damages your score significantly — most timeshare companies report to all three credit bureaus. A single 30-day late payment can drop a good score by 60–100 points.

On the positive side, consistently paying a timeshare loan on time adds to your positive payment history, which is the single largest factor in your credit score.

Maintenance Fees and Collections

Maintenance fees themselves are not reported to credit bureaus — the resort is not a lender. However, once a maintenance fee debt is sent to a collection agency, that collection account can appear on your credit report and cause significant damage. Collections stay on your report for 7 years from the date of first delinquency.

Foreclosure

Timeshare foreclosure works similarly to home foreclosure in terms of credit impact. It's one of the most damaging entries that can appear on a credit report, typically dropping scores by 85–160 points depending on the starting score. A foreclosure stays on your report for 7 years.

Key Difference

Unlike home foreclosure, timeshare foreclosure does not necessarily mean the debt is resolved. If your loan balance exceeds what the foreclosed timeshare sells for at auction, the developer may pursue the remaining balance as a deficiency judgment — creating additional credit damage and a debt that can be collected.

Does Legitimate Exit Hurt Your Credit?

No — a properly executed timeshare exit through a legitimate company does not damage your credit. The exit company negotiates a contract cancellation or deed-back directly with the resort. Your obligation ends, but no missed payments, foreclosure, or collection is involved in the process. This is one of the key reasons working with a legitimate exit company is worth the cost compared to simply defaulting.

The timeline (12–24 months) can feel frustrating, but your credit is intact throughout and clean after completion.
